About the Estate

The proposal of investment is about two hotels in the province of Pisa, both of them belong to a company (S.p.a.) which is, at the same time, the hotel manager. The company has been specializing in this field for more than a decade.
The hotels can be sold separately.

The company proposes the transfer of a branch of business regarding hotels which includes two structures (No. 1 and No. 2), their respective operating licenses and shops annexed to the first building, all of them rented to private or public companies with annual earnings of about EUR 170,000.00.

Hotel No. 1
The hotel is close to the airport of Pisa, one of the largest in the central Italy, which has several international routes (Pisa-Shanghai, Pisa-New York, Pisa-Rio De Janeiro and Pisa-Beijing) and national connections. At the present moment, it is also the 11th Italian airport for passenger traffic in 2017.
It is also close to an important railway junction (Linea Roma-Genova-Milan, Livorno-Lucca-Pistoia-Bologna), and to the largest roadway in central Italy (Via Aurelia).

The Hotel is located 10 km from Pisa, near the Galilei Airport and the highway A12 Genoa-Livorno and S.G.C. Florence-Pisa-Livorno. The building is in a strategic position for reaching several destinations in Tuscany: it is 60 Km far from Florence, 20 Km from Lucca, 12 Km from Livorno, 40 Km from Viareggio, 35 Km from Torre del Lago Puccini.

Type of operation
Acquisition of branch of business through the sale of capital shares.
For the Italian law, (art. 2112 of the Codice civile and art. 46 of the law 428/1990) is necessary for the acquisition that the investor constitute/established a company. In fact, the acquisition of a branch of business is a transfer of company between two legal entities.
The transaction needs to be done in front of a notary in the form of a public act.
